The nation’s largest legal aid financing organization will leave its longtime Georgetown home for new digs in the central business district.
Legal Services Corp. has inked a lease to relocate from 3333 K St. NW to International Square at 1825 Eye St. NW, landlord Tishman Speyer announced. Under the deal, the LSC will occupy International Square’s 37,700-square-foot eighth floor for 15.5 years. LSC, an independent organization established by Congress in 1974, provides financial support for civil legal aid services to low-income Americans, working with 131 programs nationwide.
“Moving to International Square provides LSC with a more easily accessible, modern workplace to better pursue its vital work to expand equal access to justice,” Legal Services Corp. President Ron Flagg said in a statement.
Friends of the Legal Services Corp. acquired the organization’s Georgetown home for $14.2 million in 2002, and it has an assessed value today of $19.7 million, according to the D.C. Office of Tax and Revenue. Legal Services Corp., which is funded with congressional appropriations and is currently request $1.576 billion for fiscal year 2024, did not directly address what would become of the 65,000-square-foot 3333 K. Loopnet has most of the building available for lease as of Oct. 1, 2024.

Tishman Speyer chalked it up as a win for International Square, a 1.1 million-square-foot complex that takes up nearly a full block bounded by 18th, 19th, K and Eye streets NW, and which it has spent a few years refreshing after losing the Federal Reserve System as a major tenant. That’s included facade improvements, common area renovations and “The Square,” a new food hall.
“Our recent renovations and amenity package at International Square, including The Square, have been warmly embraced by companies like Legal Services Corp. that are seeking thoughtful, engaging and dynamic experiences for their teams,” Dan Dooley, Tishman Speyer’s managing director of regional leasing and asset strategy, said in the statement.
Sherry Cushman and Greg Culver of Cushman & Wakefield brokered the deal for Legal Services Corp. Tishman handled the lease in-house.
It’s the second hit to Georgetown’s legal services sector in a matter of weeks. Law firm Kelley Drye & Warren LLP said last month it is vacating nearby Washington Harbour, where it anchors 3050 K St. NW, for a much smaller home at The Wharf in 2026.
The combined West End/Georgetown submarket has had a difficult year for leasing, per Cushman’s third quarter office report, with -132,376 square feet of absorption year-to-date — though third quarter absorption was nearly 23,000 square feet in the positive. The submarket’s vacancy rate stands at 21.6%, according to Cushman.
